The Koken is a historic building in the Fox Park neighborhood of South City, converted into modern apartments. Fox Park itself is a block away, and the building sits between the Tower Grove East and McKinley Heights neighborhoods, with shops, restaurants and coffee nearby.
The one- and two-bedroom apartments have high ceilings, hardwood floors, quartz countertops, stainless steel appliances and an in-unit washer and dryer. Bathrooms have tile showers, and apartments include walk-in closets, smart thermostats and keyless entry. Some apartments have views of the Arch.
Residents share a rooftop deck, a clubroom lounge, a co-working space, package receiving, bike storage, a pet park and gated parking. For an extra amenity fee, residents can also use the fitness center, club room and outdoor terrace at the sister building, The Koken on Ohio.
The Danforth campus is about a 19 to 20 minute drive, so plan on having a car. The medical campus is a long walk away, so a car helps there too.
Cats and dogs are welcome. This fall, visitors who tour and apply within 48 hours for a lease of 13 months or longer can draw a move-in special from the building's Fall Savings Jar. Leases run 6 to 18 months at the same monthly rent, with a one-time $250 premium for leases under 12 months. The Fall Savings Jar special needs a lease of 13 months or longer. The application fee is $55 and the admin fee is $200. Security deposits run $750 to $1,940 depending on layout. Parking is $75 a month, pet rent is $25 a month with a $250 one-time pet fee, and there's a one-time utilities charge of $90 or $112.
